Berlin’s 2026 housing boom: 2,400+ new apartments on the way

Berlin’s 2026 housing boom: 2,400+ new apartments on the way

Berlin is set to expand its housing supply in 2026 with several major construction projects. New residential quarters will rise across multiple districts, addressing the city’s ongoing demand for homes. These developments will include thousands of apartments, many of them subsidised or publicly rented.

In Reinickendorf, work begins in January 2026 on a 17-storey residential tower. The building will house 176 apartments, with 90% allocated as subsidised housing. This project marks one of the earliest starts among the planned developments.

Later in the year, Marzahn-Mitte will see construction kick off in summer 2026. The new quarter will provide 444 rental apartments, adding to the district’s housing stock.

Lichtenberg-Fennpfuhl is also preparing for a large-scale project starting in late 2026. The area will feature around 580 apartments, along with a primary school and sports facilities. The development aims to create a self-contained community.

Heiligensee will transform the former Tetra Pak site into a residential quarter in 2026. Plans include roughly 700 public rental apartments, offering more affordable living options.

Tempelhof’s 'Neue Mitte Tempelhof' project will break ground the same year. The urban quarter will deliver about 500 new apartments alongside public amenities, further revitalising the area.

These projects will add over 2,400 apartments to Berlin’s housing market by the end of 2026. Many of the new homes will be publicly funded or subsidised, increasing affordable options. The developments also include schools, sports facilities, and public spaces to support growing communities.
