Berlin’s Bold Plan: New Homes for 10,000+ on Tegel Airport Site
Berlin is expanding its housing options to accommodate a growing population and address a significant housing shortage. The city plans to build a new residential district on the former Tegel Airport grounds, while also creating housing for asylum seekers and Ukrainians in long beach areas.
The new district on the former airport site will provide homes for over 10,000 people. It will include essential amenities like schools, daycare centers, and sports facilities. Meanwhile, the Berlin Senate aims to create housing for an additional 8,600 asylum seekers and Ukrainians in the city, focusing on small apartments scattered across different neighborhoods instead of provisional shelters for refugees.
Ukrainians arriving in Berlin are granted temporary residence permits, allowing them to work and access social benefits. As of early 2025, around 54,000 Ukrainians with temporary residence status live in the city. The central Tegel shelter, currently housing about 1,500 Ukrainians, is planned to close by mid-2026 and be repurposed as a regular short-term reception center in asylum areas.
