Berlin's Housing Boom Spills Over to Surrounding Areas
Berlin's housing boom is spreading to its surrounding areas, with numerous residential projects underway. In Hohen Neuendorf, Bauwert AG is set to build a mixed-use district with 74 apartments. Meanwhile, Schönefeld's 'Neue Mitte Schönefeld' project has structurally completed 333 condominiums. The Krampnitz urban quarter in Potsdam, expected to house 10,000 people, is also progressing, with road connectivity planned for August 2025.
The shortage of affordable housing is pushing developers to invest in Berlin's outskirts. In Königs Wusterhausen, the Darwinbogen project is expected to deliver around 300 rental apartments by next year. Pankow, a city north of Berlin, is planning up to 500 apartments in 2023, with various small projects aiming to create 700 new apartments by March 2024. Further southeast, Fürstenwalde is set to gain around 500 new apartments, thanks to plans by Driven Investment GmbH.
These projects, along with others like the Krampnitz urban quarter, are expected to alleviate the housing shortage beyond Berlin. However, the completion dates vary, with some projects like the Darwinbogen in Königs Wusterhausen nearing completion, while others, like the road connectivity in Krampnitz, are scheduled for 2025.
