Berlin's Lilienthal Quarter transforms a parking lot into 102 homes and vibrant retail
A new residential and commercial complex, the Lilienthal Quarter, is taking shape on Köpenicker Straße in Berlin-Mitte. Developed by WBM, the project replaces a former parking lot near the Heinrich-Heine-Straße U-Bahn station, close to the Friedrichshain-Kreuzberg border. The winning design comes from LOVE architecture and urbanism ZT GmbH, working alongside Architektur Consult ZT GmbH from Graz.
The Lilienthal Quarter will feature 102 rental apartments alongside roughly 8,000 square meters of commercial space. Retail, services, and local businesses will occupy the ground-floor units, while the residential section includes six green inner courtyards. The complex consists of a long residential block along Köpenicker Straße and a 12-storey high-rise.
Apartment sizes vary from two-room units of about 56 square meters to five-room homes of roughly 120 square meters. Some are designed for communal living. Of the 102 flats, 58 will be fully accessible, and around 40 will be offered as subsidised housing, with starting rents from approximately €6.90 per square meter.
Construction faced delays, pushing the expected completion date from late 2025 to the third quarter of 2026. No details have been released about additional social housing units or rent-controlled options beyond the 40 subsidised apartments.
Once finished, the Lilienthal Quarter will add new housing and commercial spaces to Berlin-Mitte. The project combines modern living with retail and services, all within walking distance of public transport. Completion is now set for mid-2026.
