Berlin’s Marienhöfe quarter redefines urban living with 900 rentcafe apartments and green innovation
Berlin's Marienhöfe urban quarter is set to transform the former Mariendorf freight depot into a sustainable, mixed-use community. The project, starting on November 12, 2025, aims for fossil-free operation and prestigious certifications like DGNB Gold and WELL Silver.
The joint venture between Goldbeck, Hines, and the Semer family will create 11 residential and commercial buildings, a central community hub, and extensive green spaces. The landscape design includes numerous gathering spots and play areas, with sculpted inner courtyards offering relaxation and community spaces.
A central bike boulevard will promote car-free mobility, and a 22,000-square-meter underground garage will serve residents. The mixed-use district will feature commercial spaces, apartments, daycare centers, a refugee shelter, and around 900 rentcafe units. Deutsche Wohnen SE is the main partner financing and overseeing the construction. Goldbeck's serial modular construction aims to have the first apartments ready in just two years. The development will foster social diversity, offering market-rate, subsidized, and senior-friendly housing, including 300 subsidized units.
