Berlin’s Märkisches Viertel to gain 690 subsidised apartments in new community hub

A major housing development in Berlin’s Märkisches Viertel has received its building permit, paving the way for construction to begin. The 'Märkisches Quartier' project will add 690 mostly subsidised apartments, along with commercial spaces and community amenities. Backed by investor Cheyne Capital Germany and developed by Laborgh Investment, the plans mark a shift from earlier proposals for a single high-rise building.

The original 2020 concept focused on a predominantly commercial tower, but the revised design now centres on five mixed-use buildings. These will house around 690 apartments, the majority of which qualify for public housing subsidies. Accessibility has been prioritised, ensuring broad availability for residents.

The development will also include an underground garage with 153 parking spaces and extensive bicycle storage. Ground-floor units are reserved for retail, dining, and services, aiming to create a self-contained neighbourhood with short travel distances. Green spaces and play areas will be spread throughout the site, enhancing livability.

A key feature of the project is the new 'Brunnenplatz' (Fountain Square), designed as a social hub. Inspired by historical elements, it will improve pedestrian links between the Märkisches Zentrum shopping centre and Märkische Zeile street. The square’s layout reflects the project’s broader goal: to expand the neighbourhood’s existing heart while fostering community interaction.

With the building permit now secured, construction on the Märkisches Quartier can proceed. The development will deliver hundreds of subsidised homes alongside retail and leisure facilities. Once complete, the area is set to offer improved connectivity, green spaces, and a stronger local centre.
