Berlin's new eco-friendly quarter rises on a historic industrial site
A new residential quarter is taking shape on the former VEB Funkwerk Köpenick site in Berlin. The development, led by Gewobag and ZS Beteiligungs GmbH, has now completed its first phase—five buildings with 255 apartments at its core. Designed for sustainability and inclusivity, the project blends energy efficiency with social infrastructure.
The first stage of the development features five residential buildings, offering a mix of apartment types. These apartments meet the KfW 55 energy efficiency standard, ensuring lower energy consumption. Barrier-free access and underground parking are also included, catering to diverse resident needs.
The project's long-term vision extends beyond housing. Future phases will add a 212-bed care centre and a 152-place daycare facility, reinforcing an intergenerational approach. A boarding house with around 650 beds will provide temporary accommodation, further diversifying living options.
Construction is being carried out by MBN Bau AG's Berlin branch. Nearby, the 'Marienufer' housing project and the 'Onni House' are also underway, contributing to the revitalisation of the Dahme riverside. Together, these developments aim to create a balanced mix of income levels and a vibrant community.
The completed buildings mark the first step in transforming the area into a modern urban hub. With energy-efficient apartments, social facilities, and ongoing construction, the quarter is set to become a key part of Berlin's evolving landscape. Further phases will expand its role as a mixed-use, intergenerational neighbourhood.
