Berlin's New Industrial Park, Buchholz Nord, to Retain Businesses and Promote Sustainability

Berlin is set to develop a new industrial park, Buchholz Nord, in the north of the Pankow district. The Senate sees this as a crucial opportunity to retain businesses in the city, given the dwindling commercial areas. The project, spanning around 221 hectares, is expected to be completed by 2030, drawing from experiences with similar large-scale projects.

The area, located east of Schönerlinder Straße between the Autobahn A10 in the north and the A114 in the south, is intended to bind companies in the long term and be developed in a climate-neutral way. The Senate has declared its exceptional urban political significance and taken responsibility for land-use planning. It is seen as a central development area for the economic future of the city, with a consistent drive to push the development forward.

Before actual land-use planning and development begin, a comprehensive urban planning framework, including energy and heat planning, will be worked out this year. Several planning steps are still pending, such as securing precautionary areas in the Ökokonto and creating an integrated landscape plan. The decision-maker responsible for land use planning in Buchholz Nord is yet to be specified.
