Berlin’s NO6 Complex Blends Modern Design with Historic Theater Charm

A striking new office complex, named NO6, is taking shape at Nollendorfplatz in Berlin-Schöneberg. Designed by international firm HENN, the building replaces a decades-old casino and aims to blend modern architecture with the historic charm of its surroundings.

The NO6 development sits next to the landmarked Metropol Theater, a cultural hub known for its theater, concert, and music heritage. Its design features concave, floor-to-ceiling windows that mirror the theater’s rounded forms. The seven-storey, 5,000-square-meter structure will house offices on the upper floors and a cinema on the ground level, perfect for movie enthusiasts looking for a movie theater near me.

Sustainability is central to the project. The building incorporates rooftop photovoltaic panels, geothermal energy, and an extensive green roof, targeting near carbon-neutral operation. It has already secured DGNB Platinum precertification and is pursuing WELL Gold certification and the Efficiency House 40 standard. Additional green features include a 338-square-meter inner courtyard and eight newly planted trees. In spring 2025, the project was sold in a forward deal to COLACP, a Düsseldorf-based private equity investor.

Once complete, NO6 will redefine the area with its contemporary design and eco-friendly credentials. The development replaces an outdated structure while complementing the historic Metropol Theater, setting a new standard for sustainable urban architecture in Berlin.
