Berlin's stalled Kreuzberg project revived with a 2028 smart office vision

A long-stalled construction project in Berlin-Kreuzberg is finally moving forward after years of inactivity. Quantum Immobilien AG has taken over the site at Markgrafenstraße 11–14, where demolition began in late 2022 but left the area dormant ever since. The new developers now plan a modern office building with advanced features and a 2028 completion date.

The project's origins trace back to late 2022, when demolition cleared the way for redevelopment. However, work halted, leaving the site unused for nearly four years. Norsk Deutschland initially held the project before Quantum Immobilien AG stepped in to revive it.

Fischer Architekten is leading the design, focusing on smart technology and sustainability. The seven-storey commercial building will span 16,000 square metres, featuring terraced areas and flexible office spaces. Plans include energy-efficient systems, digital controls, and e-mobility infrastructure to support modern work environments.

Construction is set to resume shortly, with Quantum targeting a 2028 finish. The building's design retains its core purpose as an office hub but incorporates contemporary elements for comfort and efficiency.

The project will fill a gap in Berlin-Kreuzberg's cityscape that has stood empty since 2022. Once completed in 2028, the office building will offer 16,000 square metres of space equipped with smart technology and sustainable features. Quantum Immobilien AG and Fischer Architekten are now driving the development forward.
