Hines Unveils 'Südkreuz III': 210 Eco-Friendly Homes, 62,000 sqm Mixed-Use by 2026

Hines Unveils 'Südkreuz III': 210 Eco-Friendly Homes, 62,000 sqm Mixed-Use by 2026

US real estate firm Hines has completed the 'Stadtquartier Südkreuz' residential project and is now embarking on a new mixed-use development nearby, 'Südkreuz III'. This upcoming project aims to create a versatile urban quarter with a potential gross floor area of around 62,000 square meters.

The new quarter, set to be completed by 2026, will be constructed using eco-friendly hybrid timber construction with recycled concrete. It will include 210 apartments, with approximately one-third designated as 'rent-controlled housing'. The project also involves a mix of commercial and residential spaces, with commercial areas making up around 65 percent of the site.

Hines has acquired two plots of land totaling around 20,000 square meters for this purpose. The company has applied for a project-related building ordinance from the Tempelhof-Schöneberg district and is awaiting a positive decision. Public participation for the project took place in July-August 2023 and has been successfully completed.

Hines' 'Südkreuz III' project, expected to complete in 2026, will bring a mix of residential and commercial spaces to the area, with a significant portion of housing being affordable. The use of sustainable materials and the involvement of the public in the planning process reflect Hines' commitment to responsible development.
