Historic Berlin Complex Revived as Mixed-Use Neighborhood

The historic building complex at Hallesches Ufer in Berlin-Kreuzberg has undergone a comprehensive renovation and modernization. The first tenants, including a REWE supermarket and Agiori café, have already moved in, with more retail and dining spaces set to open soon. The development, known as Macherei Berlin-Kreuzberg, is transforming the area into a vibrant neighborhood blending residential living, workspaces, and local amenities.

The project is a mixed-use development, legally permitted due to the area's classification as an 'Urban Zone'. It balances new housing, commercial use, and a piece of West Berlin’s history. DEGEWO has built six new buildings with 337 rental apartments, ranging from 33 to 101 square meters. Around 75 percent of these apartments are publicly subsidized, with entry-level rents starting at €6.50 per square meter, addressing the demand for affordable housing in central urban locations.

The former Postgiro Office Berlin West, an 80-meter-tall administrative tower, is being renovated by Art-Invest Real Estate. Upon completion in 2026, it will offer around 43,000 square meters of office space and 6,000 square meters dedicated to dining and retail. The quarter's pathway system ensures clear orientation, linking different parts of the development and improving permeability. District councilor Florian Schmidt sees Macherei Berlin-Kreuzberg as a blueprint for future projects in the city, highlighting its combination of social diversity, short distances, and climate-conscious design.

The Macherei Berlin-Kreuzberg development is not only reviving a historic building complex but also creating a vibrant, mixed-use neighborhood. With affordable housing, diverse retail and dining options, and a well-thought-out pathway system, it is set to become a model for future urban development in Berlin.
