Nizhny Novgorod’s bold redevelopment plan displaces dozens of homes for new housing

Authorities in Nizhny Novgorod's Avtozavodsky District have initiated a significant residential redevelopment project. Setl City, the developer, aims to build a new residential quarter on a 726-square-meter plot at 10 Kaliningradskaya Street. The Ministry of Property and Land Relations of Nizhny Novgorod Region has approved the comprehensive plan.

The territorial development plan (KRT) for the area, bounded by Lvovskaya, Dyonakova, Borskaya, Burdenko streets, and Busygina Prospect, involves the demolition of 25 apartment buildings, two private homes, and 10 non-residential structures. The landowner at 10 Kaliningradskaya Street will receive compensation funded by Setl City. If the owner refuses to sign the agreement, they have the option to pursue the matter in court.

Setl City, the developer, has begun the process of seizing the land. The project aims to transform the area, with the developer's plans yet to be fully revealed.
