Revitalization in southern Tiergarten: "Karlsgaerten" secures major tenants
Berlin’s 'Karlsgärten' office project in southern Tiergarten has secured a long-term tenant. A major public-sector enterprise has signed a 15-year lease for roughly 11,500 square meters. The deal highlights ongoing demand for high-quality, long-term office developments in the city.
The project blends old and new structures into a unified office complex. Existing buildings will be fully renovated, gaining an extra floor through hybrid timber construction. New additions will complement the upgraded spaces, creating a layered architectural design.
Berlin-based firm Aukett+Heese is behind the project’s design. Plans include flexible workspaces, shared areas, and landscaped courtyards. A rooftop terrace, service lobby with a coffee point, cafeteria, and conference facilities will also feature. Construction is underway in phases, with completion set for 2027. Additional spaces will be marketed as work progresses. The lease agreement confirms the project’s role in Berlin’s evolving office market.
The 15-year lease covers a significant portion of the development. Once finished, 'Karlsgärten' will offer modern workspaces alongside communal and outdoor areas. The project’s phased completion and hybrid construction approach reflect current trends in sustainable urban office design.
