Tegel Center's High Vacancy Rates: Many Buildings Wait for Tenants
The newly opened 'Tegel Center' in Reinickendorf's Gorkistraße is facing a high vacancy rate, with many new buildings waiting for tenants. Despite an investment of around 250 million euros over five years, the center appears little lively, with many newly built buildings standing largely empty.
The 'Tegel Center' was rebuilt by Swiss architect Max Dudler, aiming to create 50,000 square meters of retail space. It opened in October 2022, but currently, nearly two thirds of the shops are operational. Notable tenants include REWE, dm, Markthalle Tegel, and Tchibo, with Galeria Kaufhof being one of the few anchor tenants occupying a space of just under 9,000 square meters.
The pedestrian area, while tidier and more modern, lacks a real sense of life. Alternative usage options are being considered to address the struggling retail sector and structural change.
