Westhagen's city centre revamp advances with new retail and green spaces
A new development plan for Westhagen’s city centre is set to move forward. Wolfsburg’s City Council will vote on the Westhagen III project on June 17, 2023. The scheme aims to secure long-term local shopping options and improve public spaces while keeping the area’s key features intact. The project focuses on the Dessauer Straße South and Shopping Center area. It includes the first amendment to the existing plan along with updated design rules. Under Section 13a of the German Building Code, the city is shaping it as an inner-city zoning plan.
The draft outlines two large neighbourhood grocery stores and three smaller retail units. Together, they will provide 2,900 square meters of sales space. The new shopping centre itself will span 3,900 square meters and feature around 100 parking spots.
Regulations cover façade styles, roofing materials, advertising displays, and green roofs. Noise and retail impact studies have already been completed to assess the project’s effects.
Once approved by the council, the plan will enter a one-month public review. Residents can then inspect the documents and submit their feedback. The finalised plan will guide future development in Westhagen’s centre. After the review period, the city will consider public input before moving ahead. The goal remains to balance modern retail needs with the area’s existing character.
