Gifhorn: Four Upcoming Forced Auctions at Local Court

Four foreclosed properties hit the auction block in Gifhorn next month

Over the coming weeks, Gifhorn District Court will hold four public auctions for foreclosed homes and other properties. All auctions are open to the public, allowing anyone to place bids. The proceedings will take place at the courthouse (Am Schloßgarten 4).

One auction is for last-minute bidders: Tomorrow, Friday, April 24, at 9 a.m. in Courtroom 120, a residential and storage building with a barn and vehicle/equipment shed in Vordorf will go under the hammer. The occupied property, built in 1844 and located on Hauptstraße, has an appraised market value of €200,000, according to publicly available records. The plot covers approximately 1,959 square meters.

The main building is in urgent need of renovation. The appraisal notes: "Parts of the eastern annex have already partially collapsed or are at acute risk of doing so. Overall, all structural components—including the roof, façades, and windows—show extreme neglect and require comprehensive repairs."

Detached House in Schönewörde

The next auction will be held on May 8 at 10 a.m., also in Courtroom 120, featuring a detached house with an extension and garage in Schönewörde. The property description states: "The auctioned object consists of a plot with a single-family home (front house), a residential extension (rear house), and a garage building."

Built in 1920 and currently occupied, the house on Lindenstraße offers 225.6 square meters of living space, with an appraised value of €136,000. Previous auction attempts for this property failed due to legal provisions. "In this new proceeding, the property may now be awarded even if the highest bid falls below half of its appraised land value," the description clarifies.

The condition of the property is described as unkempt and neglected.

Residential Property in Vordorf Faces Foreclosure

On May 21 at 1:30 p.m. in Courtroom 118, a residential house (built around 1900) with outbuildings and an undeveloped plot in Vordorf will be auctioned. The total appraised value is €185,600, comprising €1,600 for the vacant land and €184,000 for the house itself.

The 215-square-meter property is owner-occupied. The appraisal highlights severe deficiencies: "The building exhibits extreme defects and significant deferred maintenance. All components—including the roof, façade, windows, interior finishes, plumbing, heating, electrical systems, and surfaces—are severely outdated and require comprehensive renovation. The exterior is also in very poor condition. No energy performance certificate is available."

Apartment Building and Mixed-Use Property in Leiferde

On Thursday, May 28, at 1:30 p.m. in Room 118, two properties will be auctioned together—including a nearly brand-new showpiece in Leiferde: a six-unit apartment building and a mixed residential and office building with two apartments, one office unit, and a substantial storage shed. Some units in both buildings are rented, while others are vacant. The combined appraised value is €1.27 million.

The apartment building on Hauptstraße, constructed in 2019–2020, has three floors and six units, totaling approximately 602 square meters of living space. However, the listing notes: "Numerous construction defects exist, particularly with windows and doors, necessitating extensive repairs."

The residential and office building on Twegte was originally built before 1900, though its notional construction year after modernization is listed as 1973. Some historic half-timbered elements remain.

In this case, too, the award was reportedly denied at an earlier hearing. As a result, the official notice states: "At the newly scheduled hearing, the contract may therefore be awarded even for a bid amounting to less than half the property's assessed value."
