New "Marlene 21" Development in Potsdam-Babelsberg: Six Townhouses Combining Residential and Commercial Space
A new ensemble of six townhouses, named Marlene 21, is taking shape in Potsdam-Babelsberg. Alongside owner-occupied apartments, the project will also include commercial spaces. Construction began in late 2025, with completion scheduled for 2027.
Located at 21 Marlene-Dietrich-Allee in Potsdam-Babelsberg, the development is being realized by project developer KW-Development on a roughly 5,000-square-meter plot. The buildings draw architectural inspiration from the Art Deco style.
Construction commenced in late 2025, with structural work on the shell beginning in January 2026. The groundbreaking ceremony took place on March 20, 2026. The project is set for completion in the fourth quarter of 2027, with the apartments expected to be ready for occupancy in autumn 2027.
Usage Concept for "Marlene 21" in Babelsberg: Blending Residential and Commercial Spaces
The project comprises six buildings in total, four of which will be used for residential purposes. These will house between 50 and 53 condominiums, offering a total living space of approximately 4,300 square meters. The ensemble is rounded out by two additional buildings designated for commercial use.
The commercial spaces cover around 2,000 square meters and are designed for flexible use. The floor plans can be adapted to various needs, making them particularly suitable for office use. Overall, the project integrates living and working within a cohesive urban development concept.
Four New Apartment Buildings in Potsdam: Diverse Offerings from Two to Five Rooms
The apartments range from two to five rooms, with sizes between approximately 58 and 145 square meters, catering to a variety of housing needs. The layouts accommodate both compact units and larger family apartments.
All apartments are accessible via elevators, ensuring barrier-free entry. Ground-floor units are fully wheelchair-accessible and feature terraces as well as private garden areas. Upper-floor apartments include balconies or rooftop terraces to extend the living space.
Amenities and Mobility in the New Development: Modern Standards and Underground Parking with Charging Infrastructure
The apartments come equipped with underfloor heating in all rooms, triple-glazed windows, and electric roller shutters. Additionally, solid wood parquet flooring is planned throughout. These features ensure a contemporary standard of living.
The development also includes an underground garage with 35 parking spaces, 21 of which are equipped with electric vehicle charging stations. Bicycle parking and basement storage units further complement the project's infrastructure.
