Students' Bold Plan Could Revive Mainz's Long-Neglected Urban Eyesore
A long-neglected property in Mainz could soon see a major transformation. Four students from Mainz University of Applied Sciences have unveiled a bold redesign for Große Bleiche 22-26, the former City-Hotel Neubrunnenhof. The site has stood as an eyesore for years, plagued by rubbish, vermin, and poor conditions. The students’ proposal, titled Revitalization of Große Bleiche 22-26, envisions a mixed-use development over six floors plus a penthouse. Plans include 27 residential units—24 affordable and 3 luxury—alongside 6 offices and 2 restaurants. A landscaped outdoor area with a small playground would also feature.
The city and property owner, healthcare group Emeis, have already agreed on a short-term clean-up of the surrounding area. Mainz will cover the costs upfront and bill Emeis later. As a temporary fix, officials are considering wrapping the building’s façade to improve its appearance. Emeis has signalled willingness to sell, though the project’s future hinges on the property’s final price. If feasible, the students’ concept could be presented at Expo Real in Munich, one of Europe’s largest property trade fairs, to attract potential investors. Construction, if approved, would take roughly two and a half years. Karsten Lange (CDU), the city’s head of public order, praised the students’ work. Mayor Nino Haase has since declared the project a *top priority*.
The proposal offers a clear vision for a site that has deteriorated for years. If funding and ownership details align, the redevelopment could bring housing, businesses, and green space to the area. The next steps depend on securing investors and finalising agreements with Emeis.
