Zanders site enters bold new era as visionary leader steps down in 2026
The Zanders Development Corporation (ZEG) is entering a new phase as Oliver Brügge steps down from his role as managing director. His departure on 30 April 2026 marks the end of a key period in shaping the site’s future, including plans for 3,000 homes and 3,000 jobs. Meanwhile, demolition work and fresh investment are set to transform the historic area. Brügge played a central role in defining ZEG’s structure, strategy, and marketing efforts for the Zanders site. Under his leadership, the vision expanded to include not just housing but also hospitality, leisure, culture, and retail spaces. His exit coincides with the upcoming discussions on the development plan, scheduled for the Urban Planning Committee on 30 April 2026 and the City Council on 12 May 2026.
Udo Krause will take over as interim managing director while a permanent replacement is sought. The transition comes as progress accelerates on the ground. Demolition of newer buildings will begin later in 2026, aiming to reveal the historic Z-Ensemble by early 2027.
Access to the area is also improving. The Rail Park opens on 9 May 2026, making it easier for young people to reach the site. A new website, zanders.de, will soon launch as a central source of updates. Investor interest is growing too, with one serious bidder already committed to a commercial and hospitality project. The Zanders site is moving forward with housing, jobs, and cultural spaces on the horizon. Demolition work and new leadership will shape its next chapter. The project’s timeline remains tied to upcoming council decisions and ongoing investment talks.
